Nová Dunajská Residential Project – Bratislava

Construction of a new residential building at Dunajská Street 29 in the centre of Bratislava. The project was delivered within a demanding inner-city block with a narrow courtyard and a compact urban fabric, where it was essential to sensitively connect to the surroundings while providing a modern standard of living.

The development replaced an original three-storey house with a gable roof and also included the demolition of a structure “wedged” into the courtyard. The result is a new residential building that completes the street frontage and naturally complements the layered structure of the urban environment.

The project stands out for its architectural clarity and the precise execution of the façade—strong geometry is complemented by surface articulation and detailing, which allows the new building to feel natural and appropriate within the street context. The ground floor accommodates retail/civic amenities with street-facing shopfronts, while the upper residential floors are designed so that apartments benefit from both the street and courtyard façades. The street-facing living areas are protected by external shading (textile blinds). The top, set-back floor offers apartments with terraces and an above-standard ceiling height.
